Residential and Commercial Roofing Services
A common mistake is not scheduling roofing services until there’s a problem. We recommend a more preventative approach. Homeowners should schedule a roof inspection at least once a year, and commercial building owners should schedule inspections at least twice a year. It’s an opportunity to catch any deterioration early on and perform maintenance before the issues become serious.
Most roofing systems will require some repairs throughout their lifespans. With asphalt roofing, for instance, it’s not unusual for a few shingles to loosen or fall off altogether. Shingles may curl or tear and require replacement. Flashing may loosen or even corrode. A roof can experience damage to its ventilation components. If damage penetrates the shingles or flashing, it can undermine the underlayment or even the sheathing.
We advise being proactive when timing a roof replacement. If you have a 30-year shingle, for example, replace it during the 30th year. Trying to squeeze more life out of a roofing material is essentially waiting for it to fail. If it does, you may be dealing with water damage and other serious issues.
There are many materials to choose from, and there are no restrictions based on your current material. Many homeowners opt for asphalt shingles. Basic 3-tab shingles are perhaps the cheapest roofing material available and are very effective.
That said, many of our customers choose architectural shingles. They cost more but last longer and, therefore, provide a lower total cost. Architectural shingles also give you many more design options for your home. There are even laminated shingles that mimic other roofing materials, such as slate.
Another popular option for both residential and commercial locations is metal. Aluminum and steel standing seam roofs can last for 50 years, even longer than architectural asphalt shingles, which generally last about 30 years. We also install premium metal materials, such as copper and zinc, that can last 100 years or longer.
Many commercial buildings and some homes have low-pitch or “flat” roofs. For that type of roof, you’ll typically want a single-ply membrane. EPDM is a prevalent example. It is very cost-effective while delivering excellent protection against the weather, sun, and fire.
